notions. hats and c.aps. boots and shoes. etc.: also full lines of staple and fancy groceries.
canned goods. teas, coffl'es. spices. etc. Thie facilities of thle house include the most
intimate connections with ma:n facturers. imnl)orters. and first hands generally. enabling
them to quote tile lowest prices to the trade. The firm control some of the choicest
goods in this market. anl tlie finest canned(l goods are put up for them under their own
brand titles. which tlhe are thus enabled to guarantee. Their brands of 11our. "'Peacemaker"
and " Peacock." are standlar( in the market. Messrs. John Bremond & Co.
have an office at 371 Broadway. New York. where they have a resident buyer who diligently

These defects in title. when taken advantage of 1by unscrupulous persons inl making abstracts.
often result in the entire loss of the property to tile presume(d owner. Therefore
it at once becomes apparent that those entrusted with the examination of the records
and the preparation of abstracts of title should be in possession of complete facilities,
and should be men of untarnished reputation an(d of the highest character. Thus we
are led here to speak of the Bergen. D)aniel & Gracy Abstract Company, whose business.
is a consolidation of all the abstract of title concerns in the city. making it to-day the
only institution here that can nowv furnish reliable abstracts of title in the county. The
company are now the owners of four complete sets of abstract books, which having
been compiled from different sources. are of the greatest value for comparison. and
greatly strengthen the value and validity of titles. These are the original books of Mr.
J. V. Bergeni, afterwards owned by the firm of Bergen, Daniel & Gracy: those of Mr.
M. S. l)unn: those of the Texas Abstract Company, later known as the Austin Real
Estate and Abstract Company: and the books of IMessrs. Steussy & lIanna, later possessed
by Mr. Jolln 1t. Peel. Mr. Bergen. tile compiler of the first namne(d set of abstract
books. is a practical surveyor, and lie has been engaged diligently in verifying
lines and early surveys. running connections, and! making plates of tile larger tracts of
lands in this county. Th company e com pany are os also of special facilities,. amnd th!ey are
in every way familiar with city. county. and state property, anii with tile history of
families ;who have been the owners of property, and lhow it has (lescended from the
earliest times. facts not always shown byv tle records. They have full data concerning
all lots and outlots in the city of Austin. and lands in Travis county and lani,1 '-t rict
affecting titles in the counties of Hays. ('Comnal. Blanco. Burnet. Llano, Lam.:pasais. San
Saba, Brown. Coleman. Runnels. Calilahan. 'l'alor. etc. The company are conversant
with all land laws. including Spanish and MIexican lawsnaffecting titles to property. In
a word. it is practically impossible to make a safe transfer of property in this district
