“The part Insurance plays In the
building of the typical modem
home of America is seldom realized
by the newly-wed couple as they
gaze upon the architect's sketch of
their “dream castle." possession of
which will mark them as sovereigns
of their own domain.
“But for insurance and the aid of
Insurance the United States would
not stand at the top of the list of
countries of the world as home
owning families'’ according to E. C.
Osborn of the insurance depart-
ment of the Rio Grande Valley
Trust company.
“Let us start with the part play-
ed by insurance even before the
architect is called in for consulta-
tion on the project. Usually the
nest-egg around which the couple
have accumulated their little for-
tune is an insurance estate left
by some relative. Then the title to
the lot on which the home is to be
erected is guaranteed by title in-
surance a precaution which any
prudent purchaser of real estate
will take to avoid litigation in later
years as to ownership of the prop-
erty.
“In a majority of the cases the
actual erection of the home calls
for more finance than the young
couple possess. A loan is negotiat-
ed and in a great majority of the
cases this loan is eventually from
funds held by insurance companies.
“When the financing has t?en
completed through the aid of in-
surance funds a contractor is call-
ed in and he is required to submit
a bid bond which he secures from
an insurance company. If this
particular contractor is successful In
securing the contract lie is then
required to make a bond guaran-
teeing that he will build the home
as provided In the contract that
he will pay all the bills which he
assumes for material and labor and
that the work will be satisfactory
to the owners and completed In the
required time limit.
“Acceptance of the contractor’s
bond means the approach of the
actual construction work. The
contractor now orders his materi-
als from the supply stores and
lumber yards where he has estab-
lished a line of credit thru bonds
secured through insurance com-
panies. The material Is moved onto
the lot and is immediately Insured
under the builders risk policy to
protect it and the building in which
it is used during the course of
construction.
"Peace of mind is the lot of the
newly-weds. They know that they
are guaranteed the title to their
land and that their contractor will
fulfill his job as provided under
his contract.
"Then the house is completed
and the furniture buying period is
on.
"The rugs chairs beds and ofcner
furniture are ordered and perhaps
a substantial payment is made on
the bill but there still remains a
balance which is 'inanced on the
payment plan. Here again the in-
surance feature steps in and of-
fers protection to the dealer who
has sold the merchandise on cred-
it. He is the owner of a policy that
insures him from wrongful conver-
sion of the property so sold. He
also holds a blanket policy on o'.l
deferred payment merchandise sold
by himwhich protects him from
the loss by fire and theft of the
merchandise.
"The new home owners now car-
ry rn their nrosram of real pro-
tection on their possessions and
they purchase a policy to secure
them from loss resulting from fire
tornado explosion and other haz-
ards. But hese possessions are
not secure from all hazards. An
accident with their automobile a
resultant judgment against them
and It Is possible that their home
could be taken. To forestall such a
calamity they secure a public li-
ability and property damage policy
on their automobile. And this
risk la eliminated.
"Yet there still remains a hazard
which they have yet to ward off.
"Suppose that the head of the
house the one upon whom rest* the
responsibility for meeting the
monthly Installments on house and
furniture should become 111 or him-
self be Injured In an accident
.’’rom whence would come the funds
with which to carry on? An acci-
dent and health policy will meet
this crisis and the doctor's bills will
continue to be paid and the furni-
ture dealer will receive his Install-
ment payments in the usual way.
"And throughout the course of
the life of this happy family will
run the thread of the part played
by insurance."

rather low so as to conform to the
true Colonial spirit and this same
feeling is also to be found in the
quaint Colonial fireplace and fin*
lshed hardware of the doors etc.
The basement extends under the
entire house which has cement
floor and the usual service features
and garage if grade permits are
found here.
This house is but 16 feet wide
overall and its cost is estimated to
be between 15000 and 16500 ex*
