Lifestyle Mortgage Inc. in San
Antonio. Terrell, along with Jill
Lagedrost of Re/Max Associates,
researched Kendall County home
sales data and submitted an appli-
cation to the FHA to raise the
limit.
The limit is set at 95 percent of
the county’s median home sales
price.
Scott Billingsley, a local real
estate broker with The House
Company, said the increase could
mean an “explosion” in new home
sales in the area. The previous loan
limit was too low to meet the sell-
ing price of new houses and appli-
cations for FHA financing were
practically nil, Billingsley said.
It’s likely that developers will be
able to build on new lots and sell
in the $105,000 price range, so the
number of applications will likely
skyrocket, he said.
Billingsley also noted that the
debt ceiling had not been raised
here since about 1986. Terrell and
Lagedrost “took the time and
effort to change it and everybody’s
going to benefit,” he said.
Terrell said an FHA loan is the
“cheapest out-of-pocket” way to
buy a house, since they are much
easier to qualify for than conven-
tional loans and don’t require as
large a down payment. However,
interest rates are generally the
same.
Billingsley said that individuals
interested in applying for FHA
financing can contact any mort-
gage broker.

A jump in Boerne area home
sales is expected after two San
Antonio housing brokers worked
to raise the debt ceiling for Federal
Housing Authority loans.
Individuals wanting to buy a
home may now apply for FHA
loans up to $106, 638, an increase
in 34 percent from the previous
ceiling of $79,500 for single-fami-
ly homes.
