John Naisbitt Coming To Waco For Executive Forum ’85
Citizen
JOHN NAISBITT
John Naisbitt, author of
Megatrends, will be the Forum’s
keynote speaker. His new book is
out: “Re-inventing the Cor-
poration.” He will tell us how the
Heart of Texas will be the focus of
rapid growth over the next two
decades.
Dr. Ray Perryman of Baylor
University will present the
“Econometric Model” for the Heart
of Texas. He will unveil profiles of
fifty-five cities in the HOT area.
The Heart of Texas Council of
Governments in conjunction with
Curtis Cleveland of the Greater
Waco Chamber of Commerce
Economic Development depar-
tment and the Heart of Texas
Private Industry Council’s Job
Training Partnership Program are
hosting this event. Henry Cisneros,
the famous mayor of San Antonio,
has joined the Forum panel. He will
be a keynote speaker.
AUSTIN TO DALLAS
Economic forecaster Victor Ar-
nold agreed with us, and he recently
told Waco bankers that this stretch
of Texas real estate, Austin to
Dallas, including Waco, will be the
“hotspot” for economic growth.
He told guests of MBank that the
service and manufacturing sector
will grow in Central Texas along
with advanced technology. “It’s
inevitable,” Arnold said. He also
said Waco and Temple have
favorable growth locations for
manufacturing in the next 20 years.
“Both cities have very nice medical
facilities,” Arnold said. “Waco has
an advantage since it has several
higher educational institutions.
That’s a competitive advantage,” he
concluded.
CHET EDWARDS
SEN. CHET EDWARDS
Senator Chet Edwards, one of the
state’s most respected politicans,
says the city of Waco is already ex-
periencing a real surge in economic
growth as industries are realizing
and taking advantage of what Waco
has to offer in terms of location,
population and opportunity for ex-
pansion.
This is what the Senator told the
Citizen:
“I feel that Waco’s central
location between Fort Worth,
Dallas and Austin is ideal and
provides greater opportunity for
advancement than perhaps any
other area in the state. Most impor-
tantly. Waco is a nice place to live

As to market, we are in the cen- J y
ter of the state. This places Waco
within 100 miles of twenty-four per-
cent of the Texas population which
is nearing fifteen million people. If
you go out 200 miles this brings in
sixty-eight percent of Texas’
population, and a 300 miles radius
brings in eight-one percent of
Texas’ population.
Then expand your thinking to the
Southwest and you will see we are
in the middle of the growing “sun-
belt” market. Now, if you were
GM, and you were selling cars, I
would think you would consider the
whole USA as your market.
California has more cars than
anybody, so you may even lean
towards the west coast. But if you
want to be in the center of where
the cars are, Waco is an ideal
choice.
OTHER CITIES
ARE OVERDEVELOPED
As Dallas, Austin, Houston and
other great cities of the nation
become overdeveloped, then the
developers look to smaller cities like
Waco as potential sities to build.
And this is what is happening. We
are seeing more and more builders
and developers who have done well
in the larger cities begin to focus on
Waco. In this issue you will see
several stories about builders who
come in from Dallas, San Antonio,
Austin, Houston and other cities.
One for example, is making a sub-

TOURISM INCREASING
Right behind industry is tourism .
It is becoming increasingly impor-
tant to this area. Waco is gearing up
to be a “hot spot” as far as a
destination city. Visitors will come
here for fun and sun, conventions,
seminars, or “The Waco Weekend.”
Someday Waco will be com-
parable with Paris, France; Frank-
furt, Germany, or San Antonio,
Texas as our riverwalk develops.
People want to enjoy themselves as
they visit a city and I believe Waco
will be able to fill that need as the
