HOUSE FRAMING. If this
is defective, a house could

Realtors find that most

this trend, rapid inflation in
food prices has been the
major factor. Between 1978

supermarkets rose by 11 per-
cent but prices by 13 percent,
which means Americans are
buying less and cheaper food.

A Realtor is a professional
who can help in deciding the
type of home ownership that
is best for each client. Also,
the Realtor can help with
placing a family or individual
in a suitable neighborhood.
There are sometimes prob-
lems in homes, though, that
should be referred to
engineers, architects and
builders to satisfy client
questions. As homebuyers
look at properties, these are
some of the items that a
professional might be called
about to reassure the buyer:
TERMITES. Professionals
can be hired to investigate a
house for all types of bugs.
WIRING. Professionals
can be asked to check to
make sure that there is
adequate voltage and ade-
quate amperage. Perhaps
there might be old wiring
that needs replacing. Also,
the house could have
insufficient branch circuits or
wall outlets.
HEATING AND COOL-
ING. Prospective buyers
should visit the house on a
cold and a hot day to see that
the house is comfortable.
Professionals are able to
check that insulation is
adequate and that the
heating and cooling systems
properly function, if the
buyer has any concerns.
HOT WATER. If a house
has inadequate hot water. the
problem may be an under-
sized or low grade water
heater. An expert can help
solve this problem.
PLUMBING SYSTEM.
Professionals can rid houses
the consumer protected by
regulation of an industry that
effectively puts that industry
out of business?”
In further explaining the
Realtors' viewpoint on the
economy and the free
enterprise system. Mrs.
Sonnenberg said that "it is a
fact that land is the
supporting bedrock of Amer-
ica's economic system in the
most basic sense of the
word. Events that take place
in the real estate industry
have an almost immediate
effect on every other
endeavor: agriculture, min-
ing. manufacturing, trans-
portation. the electric, gas
and coal utilities. And then
spinning off: there will be
complementary effects on
wholesale and retail trade,
finance and insurance invest-
ment. credit and construc-
tion. Now you can see why
Realtors are often heard
talking about the importance
of guarding the rights of the
property owners.
"Our real estate is the
common ground ... the
meeting place ... for all who
would honor the American
w ay of life. We are convinced
that we must work doubly
hard to protect our rights
against the steadily growing
extent of the federal
government controls."

demand, rather than govern-
ment rule of enterprise,
wealth would necessarily be
produced on a scale yet
unforeseen.
"Realtors feel, as do many
other Americans, that the
federal government has not
held to the policy of minimum
control of industry. In the
twentieth century, govern-
ment control of industry on a
very extensive scale came
from our involvement in the
battles of World War I. What
happened is that these
activities by the federal
government became prece-
dent setting.
"From the New Deal under
President Roosevelt and the
years to follow more and
more government controls
were set. Federal fingers
reached deep and wide. More
and more, we think, the law
of supply and demand has
been effectively ignored. You
see. in the free enterprise
system a product is worth
what the consumer will pay
for it.
"If the product is faulty or
overpriced, it will not be
bought. This is a simple and
effective method to control
our economy. Sometimes we
have federal policies, for
example, that set the prices
so low that the product
cannot be produced. How is
