against fire for an amount equal at all times to the amount remaining unpaid on this con-
tract, and against cyclones, tornadoes and other windstorms for an amount equal at all times
to the amount remaining unpaid on this contract in some good and responsible insurance com-
pany or companies approved by the said party of the first part, or other holder hereof and
to have the policy or policies of insurance payable to the said party of the first part, or
other holder hereof, as the interest of the said party of the first part, or other holder
hereof, may appear, and to deposit such policy or policies of insurance with the said party
of the first pat, or other holder hereof, and that upon their failure to do so, the said
party of the first part, or other holder hereof, may pay the said taxes, or insure the said
improvements, or both, such taxes and expense of such insurance to be and become a part of
the indebtedness secured by the mechanic’s lien aforesaid.
