of Twenty four Hundred and Ninety four ($2494.00) Dollars together with all interest thereon
has been paid in full, providing that failure to pay any one monthly payment of Thirty
($30.00) Dollars when due as provided for in said note or failure to pay the taxes or
insurance as herein provided, at the option of the holder of said note to mature the same,
bearing Seven (7%) per cent interest thereon from date, payable semi-annually after date
and said monthly payments semi-annually a f ter date to be first applied to the interest due
on said note and the balance then to be applied to the principal of said note, providing
that if interest be not paid when due to become as principal and bear the same rate of
interest, and providing that if the said note be placed in the hands of an attorney for
collection, after maturity, or if collected by legal proceedings of any kind an additional
Ten (10%) per cent is to be added and paid as attorneys fees for collection, said note
being signed by Ashlee Q. Rylander and wife, Mrs. Helen Blackburn Ryland er and payable at

A one story frame house with garage attached, according to the plans and specifications
heretofore agreed upon and here referred to and made a part hereof for allnecessary
purposes, and said improvements are to be erected upon the following tract of land in the
County of Travis , in the City of Austin, and in the State of Texas, viz.:
A tract or parcel of land out of the South west corner of Lot No. Thirteen (13) in ’’Beau
Site” Addition to the City of Austin, Travis County, Texas, being a subdivision of Out-
lots Nos. Six (6) and Line (9) in Div. "C", in City of Austin, Travis County, Texas, as pe
map or plat of record in Flat Book No. 2, page 184, of the Plat Records of Travis County
Texas, to all of which reference is here made for ell purposes and said tract of land is
described by metes and bounds as follows:
Beginning at a point on the North line of East Thirty fourth street and the South line of
said Lot Number Thirteen (13) N. 60 degrees 20 minutes West 280 feet from the Southeast
corner of said Lot Number Thirteen (13) for the South east corner of this tract; thence
with the South line of said Lot Number Thirteen (13) N. 60 degrees 20 minutes West 128
feet to the center of Waller Creek, the Southeast corner of said Lot No. Thirteen (13) for
the south west corner of this tract; thence up said creek N. 38 degrees 55 minutes East
56.7 feet to a stake on the West bank of said Creek for the North west corner of this
tract; thence S. 60 degrees 20 minutes East 119 feet to a stake for the North east corner
of this tract; thence S. 29 degrees 14 minutes West 56 feet to the place of beginning,
together with any improvements thereon or to be erected thereon; and being the same real
property bought by Ashlee Q. Rylander and wife, Mrs. Helen Blackburn Rylander from Mrs.
Alberta B. Murray, a widow, on the 31st day of March, A.D 1938 as per warranty deed
recorded in Book No. 585, pages 431 and 432 of the Deed Records of Travis County, Texas,
to all of which reference is here made for all purposes.
2nd. That the said Ashlee Q. Rylander and wife, Mrs. Helen Blackburn Rylander, parties
of the second part, in consideration of said labor and materials being so furnished agree
to pay at Austin, Texas, to the order of A. L. Eklund the reasonable value of the labor
and materials furnished and used by the said party of the first part in constructing
said improvements amounting to the sum of Twenty four Hundred and nibty four ($2494.00)
Dollars, to the order of A. L. Eklund at Austin, Texas, according to the terms and conditio
of a certain Mechanic•s lien and Materialman’s lien note for the sum of Twenty four Hundred
and Ninety four ($2494.00) Dollars, dated May 5th, 1939 due in monthly payments of
Thirty ($30.00) Dollars or more per month, commencing on the 5th day of June, A. D. 1939
and continuing thereafter due and payable in monthly payments of Thirty ($30.00) Dollars or
more per month on the 5th day of each- and every month thereafter until the principal sum
