according to plans and specifications agreed upon between the parties hereto, signed by
the parties hereto for identification ani made a part of this contract for the said parties
of the second part, upon all that certain tract or parcel of land lying and being situated
in the City of Austin, Travis County, Texas, and described as follows, to-wit:
A part of the East 1/2 of Lots Nos. 15 and 16 of Fort View, a subdivision of a part
of the Isaac Decker League, in Travis County, Texas, described as follows:

S. Drake, Jr. of the County of Travis, in the State of Texas, party of the first part, and
Will T. Moehring and wife, May Moehring, of the County of Travis, in the State of Texas,

Beginning at an old rock mound at corner of fence at the point where the West line
of the East 1/2 of said Lots Nos. 15 and 16 intersects the South line of the right-of-way
of Pennfield Railroad, and being the N. W. corner of a 4 acre tract of land conveyed by T.
B. Woods to Ethel Howard by deed dated May 28, 1925 and recorded in the Deed Records of
Travis County, Texas, in Vol. 373, at pages 405 and 406 for the N. W. corner hereof; thence
S. 29| degrees W. with fence 435.8 feet to a stake in rock mound under fence, the S. W.
Given under my hand and seal of office, this the 20 day of October, A. D. 1938.
Filed for record Nov. 16, 1938 at 1:45 P. M. Recorded Nov. 17, 1938 at 4:45 P. M.
corner of said 4 acre tract for the S. W. corner hereof; thence S. 592 degrees East with
the South 'line of said 4 acre tract 178.6 feet to a stake in rock mound for the S, E. cor-
ner hereof; thence N. 29} degrees E. 538.8 feet to a stake in rock mound under fence on
the South line of Pennfield Railroad right-of-way, being on North line of said 4 acre tract;
thence N. 89 degrees W. with said North line of said 4 acre tract and fence 207 feet to the

place of beginning, and containing two acres of land, and being the same property conveyed
by Wilton Howard and wife, Ethel Howard, to the said Will T. Moehring by deed dated the Sth
day of JUne, A. D. 1925, and recorded in Book 373, pages 525-526, of the Deed Records of
Travis County, Texas, to which said deed and the record thereof reference is here made, and
to furnish and provide first class work and materials for all parts thereof that may be
necessary for the full completion of the said improvements hereinbefore mentioned, accord-
ing to the said plans and specifications; that the said party of the first part hereby a-
grees to be responsible for any damage that may happen to the said improvements in the
course of erection for fire, or from any other cause whatever, uhtil the same have been
completed by the said party of the first part, according to the said plans and specificat-
ions, turned over to and accepted by the said parties of the second part; that the said
