Thomas Simnacher, of the County of Travis, in the State of Texas, party of the first part
and E. T. Burger and wife Mary Kathryn Burger, of the County of Travis, in the State of
Texas, parties of the second part, WITNESSET:

Given under my hand and seal of office, this the 8 day of November, A. D. 1938.
and having the same fully explained to her, she, the said Ida Lou Saunders, acknowledged
such instrument to be her act and deed, and declared that she had willingly signed the same
for the purposes and consideration therein expressed, and that she did not wish to retract
A. F. Saunders
es, or any part thereof, on the said property before the same become delinquent, or fail to
keep the said improvements insured as aforesaid, or fail to pay the premiums therefor when
the same severally become due and payable or fail to pay any one of the said installments
of the said promissory note when the same severally become due and payable, then, at the
option of the said party of the first part, or other holder of said note, the whole of the
said note, principal and interest then accrued, shall at once become due and payable, and
suit may be immediately commenced at the option of the said party of the first part, or other
holder of said note, to collect the same and to foreclose the mechanic’s lien aforesaid.
