pay an additional ten per cent on the amount to be collected for attorney’s fees; that the

sum of Three thousand Dollars, when the said improvements have been completed by the said

be used and enjoyed in connection with the said improvements, to secure the payment of the
money to become due on this contract as hereinbefore specified, that the said parties of
the second part hereby agree and bind themselves to pay all taxes of every kind and charac-
ter on the said property hereinbefore described, and the improvements thereon as they sev-
erally become due and payable, until the said indebtedness hereinbefore mentioned has been
fully paid and satisfied, and the said parties of the second part further hereby agree and
bind themselves after the said improvements have been completed by the said party of the
first part, according to the said plans and specifications, and accepted by them, to keep
the same insured, at their own expense, against fire for an amount equal at all times to
the amount remaining unpaid on this contract, and against cyclones, tornadoes and other
windstorms for an amount equal at all times to the amount remaining unpaid on this contract,
in some good and responsible insurance company or companies approved by the said party of
the first part, or other holder hereof, and to have the policy or policies of insurance pay-
able to the said party of the first part, or other holder hereof, as the interest of the
said party of the first part, or other holder hereof, may appear, and to deposit such pol-
icy or policies of insurance with the said party of the first part, or other holder hereof,
and that upon their failure to do so, the said party of the first part, or other holder here-
of, may pay said taxes, or insure the said improvements, or both, such taxes and expense
of such insurance to be and become a part of the indebtedness secured by the mechanic’s lien
aforesaid.
