That. I, Dorothy E. Duvall, a feme sole, of the County of Travis, and State of
Texas, herein styled parties of the first part, in consideration of the sum of Ten and
No/100 ($10.00) Dollars, paid by party of the second part hereinafter named, the receipt
whereof is hereby acknowledged, and of the further consideration, uses, purposes and
trusts herein set forth and declared, have granted, bargained, and sold, and by these
presents do grant, bargain, sell, alien, convey and confirm unto C. J. Fitzgerald, as
Trustee, party of the second part, and also to the Substitute Trustee, as hereinafter
provided, all of the following described real estate situated in Travis County, Texas:
633.97 acres of land, more or less, being 305.60 acres of the James Cole Survey No. 606,
and 328.37 acres being a portion of the James Coleman Survey No. 25, all in Travis
County, Texas, being all of those tracts of land conveyed by deed from Jess Prewitt
and wife, Dolly Prewitt, to Dorothy E.Duvall, dated April 8, 1935, recorded in Vol. 517,
Page 357, Deed Records of Travis County, Texas, as surveyed by Metcalfe Engineering Company
in January, 1938, said tracts herein conveyed being more particularly described by metes and
bounds in that certain Deed of Trust executed by Dorothy E.Duvall dated April 16, 1938,
and recorded in Vol. 581, Pages 37-43, Deed of Trust Records of Travis County, Texas,to
which deed of trust reference is hereby made for a more particular description of said
property.
TO HAVE AND TO HOLD the said premises unto the said party of the second part, and to his
successors and assigns forever, hereby covenanting and agreeing to FOREVER WARRANT AND DEFEND
the premises aforesaid, and every part thereof, unto the said Trustee, hereinbefore named,
and to the Substitute Trustee, and to the assigns of any Trustee hereunder, against all per-
sons whomsoever lawfully claiming or to claim the same for and upon the following Trusts,
Terms, Conditions and Covenants, to-wit: That whereas the said parties of the first part are
justly indebted to R. E. Rawls, whose postoffice address is Austin, Texas, party of the
third part herein, as evidenced by one certain promissory note of even date herewith, executed
