this period of conversion and trans-
ition In the case of Mr. Wagoner all
took place wlthlu the short space ot
several years only.
When Mr. Waxoner saw and be-
came convinced of the great agricul-
tural possibilities he did not wait for
land values to rise to the highest
level but commenced buying every
acre he could while It was cheap and
in a very short period he waa able
to realise several times the original
.-oat on many many thousands of ac-
tea. and after all the much despised
neMor" In the early stages of the
game proved to be the direct cauae
of enormous fortunes to many of the
pioneer ranchmen who had the Wag.

for that section In the breeding of
thoroughbred horse and the hl;h-
st type of blooded cattle and even
today the name of the Burnett rat-
tle and horsea U eynonymoue with
the best produced in the United
Stat.. I ran further add that Capt.
Hurnett has been awarded highest
premiums at Horse Fair and Fat
to k shows at variou place over
the country and notably at Chicago
against competition of Illinois Mis-
souri and others of the older state
standing at the head Of the list.
Land having risen suddenly but
Permanently to a much higher level
in Wichita. Wilbarger and other of
the lower rountlcs many of the
first settlers therein took advantage
