Real Estate Dealers Are Jubilant Be-
cause of Quick Recovery from the
Customary Holiday Dullness and
Predict Rush During February.
The first busy January ever known in
tho local real estate market came to
a close yesterday with business almost
rushing and the outlook for February ex-
ceptionally bright. The dullness which
Invariably follows the holidays lasted
only about ten days this year and the :
sale of small properties was scarcely af- |
fected during even that brief period.
It is customary for January to find
very little business of importance pend-
ing in the local real estate offices be-
cause the movement of homeseekers and
investors grows smaller, owing to the
holiday season having held them back
until the latter part of the month. Last
month the homeseeker business was ex-
ceptionally large and many large sales
were closed.
In the city, outside investors and San
Antonians were buying property in both
large and small blocks. The total of real
••state transfers filed during the month
in th« office of the County Clerk is
$1,570,260. The number of transfers was
730. The first week of the month showed
a total of 166 transfers filed, and the
last week 197, the increase having been
steady during the month.
Building permits were for a large num-
ber of small residences. No permits were
taken out last month for large buildings,
though a number are soon to be started.
Excavation work was begun last month
in many places In the business district
and is still under way.
The total number of building permits
was 320 and they were for improvements
aggregating a cost of $198,871.
Permits during the first week of the
month were for improvements of an ag-
gregate cost of $36,787. The last week's
improvements, without counting yester-
day's, were for improvements of an ag-
gregate cost of $88,520. The increase was
gradual during the month.
Deals for large trades are pending in
every real estate office in the city. Real
estate dealers confidently predict Febru-
ary will be one of the best months the
local market has ever known.
ALAMO HEIGHTS HOME SELLS
Grice Place Is Purchased by New Resi-
dent of San Antonio.
C. W. Walker, formerly of Alabama,
now of San Antonio, yesterday purchased
the Grice homestead on Alamo Heights.
This is one of the most beautiful home-
stead properties In the South. In addi-
tion to the brick residence, colonial style,
the grounds include an entire city block,
with stables and garage. The property
is on the crest of Alamo Heights, over-
looking the city, and the residence is
situated in a grove of fine, old trees.
This property Is near the Italian villa
of Pompeo Coppini and the Country
Club.
Mr. Walker is one of the organisers
of a local insurance company and was
a widely known figure in the insurance
business in Alabama.
The property was sold by Mr. and Mrs.
R. H. Russell ami the heirs of the Grice
estate. J. H. Kirkpatrick represented
the purchaser. He will soon build a
Grecian villa near the property sold.

for the construction of ten two-story

at South Flores Street and the Somer
set Road. Each of the buildings Is to

Work Is now in progress on curbing and
four-foot cement sidewalks, which will

ONION OUTLOOK IS BRIGHT
Growers Near Eagle Pass Increase the
Acreage.
William Dobrowolski, who has just
returned from a trip to his onion farm
near Eagle Pass, reports the outlook for
a large crop excellent. He said the
onions were retarded by the cold weather
of a few weeks ago, but that farmers
are pleased because they did not wish
to see a great deal of growth before
February, during which month one or
two northers are expected. He expects
the crop to be ready for the market
about April 25. It was placed on the mar-
ket about that time last year.
Mr. Dobrowolski reports that growers
who planted onions this year Increased
their acreage about 33 1-3 per cent over
the acreage planted in onions last year.
RAILROAD WORK PROGRESSES
Hundred Men Are Clearing Right of
Way and Grading,
D. J. Woodward reported yesterday,
on his return from Woodward, that ex-
cellent progress is being made with the
railroad from Gardendale. on tho Inter-
national & Great Northern Rnllway, to
Brtindnge, a distance or thirty miles.
"Work Is now In progress between Oar-
dendale and Woodward," he said, "und
about a hundred men are at work. They
are clearing tho right-of-way and grad-
ing. Two miles of the road are graded.
"The road is to be extended from Urnn-
dage to Carrlzo Springs eventually. This
will make It forty-five miles long and
give connection with the road Into Car-
rlzo Springs.
"From San Antonio south to Woodward
tho farmers are in the fields plowing
