HOW THE GREAT J A
RANCH WAS STARTED
Hy Charles Goodnight
I didnt own a foot of land
when 1 trailed my cattle down
from Colorado to the Palo Dnro
Canyon It was just a wild conn
wty I had settled up mliat 1
owed in Colorado and came
down to the Panhandle expecting
to buy land when I could
but I had no money then
The next summer Jot Gunter
a speculator came out and
found me in the canyon and put
in a blanket sjirvey that covered
the whole country surveyed
me in Guntor was an awfully
swell fellow and he made a
fortune in the western country
lie got a law through the legislature
authorizing a man to file
on a whole county if lie wanted
to for a dollar and a half
At the end of the year he could
renew it only he couldnt renew
it because Guntor had his
file on it and it couldn t be
renewed until his file ran out
Jt was in Colorado that I me
John Adair He had been running
all over the country to get
somebody to go into the cattle
business with him in the we
lie stood in avitli the men that
made Colorado they actually
made it Colorado was a wild
country at that time worse
than the Panhandle They workmen
of high standing and were
al > o friends of mine They told
Adair that they knew of only
one man to get and they
brought us together We arranged
to start tin ranch on a one
third and twothirds basis ami
I was to get 2500 a jear
which was a big salary in those
days
We signed n contract that
Adair was to put up the inning
and it wasnt to be touched for
fne years He had no idea that
1 would ever have a cent or
pay out and neither did any
body else hut T knew better
fWhen I went in with Adair I
insisted that he buy the land
1 had moved and moved in Texas
until I was tired of it He
wanted the land and I was to
buy it for him The first year
lie furnished only monc
enough to buy 12000 acres I
know that would not monopolize
the ranch business but I
wanted to stay However the
bad part of it was that he got
mixed up with Gunter and Mun
son and they were too smart fnr
him and the result was that
< he held me up for 125 on
the 12000 acres I had to gt
it through them or take my
chances and I wanted that canyon
I got them down to six
bits an acre and closed for
12000 provided they would
Jet me set the compass and th y
would run it And that is where
that old crazy quilt r in
to let me designate712000 aer <
more that I was to take the
next year at my option Well
I scattered that all over the
Palo Duro canyon every good
ranch in the country everyplace
a man was liable to come
1 took It cost like the deil to
survey it We surveyed for
four or five days and Guntor
got to kicking and said VYh
don t you take this land I
said I dont want it He
said 1 aint going to ruu tiw
outfit all winter for yen I
> aid You contracted to lul
you not He said No I
didnt I said Yon had ti
ter get your contract out and
read it It stated just what I
had claimed 1 said Now J t
behave yourself and get al ng
with this contract and Ill tell
you where you can get anther
chunk of country The a
country over there by Quita
que that is vacant He snid
That aint vacant I sail
I know it is It s the next be
thing on earth and you can locate
that with these certificates
you have and make you a fortune
and he said he would do
it
Well we ran all over thus
country and kept survey nig
and designating and taking
spotting it up so they could
not sell it to anybody else And
then he entered into a contract
with me that he wouldnt sell
to a cattleman unless he bought
a ranch 1 said Now if you ll
go into this and not self to a
cattleman unless he buys a
ranch instead of a section or
two Ill make this the best
country in the world IK kept
that contract
The way these certificates
came about was this The Or
pet Baggers took what money
was in the State treasury
and ran through it and spent
it Then they went to issuing
script and land certificates to
raise revenue They issued ami
issued until it got down to
where when I came to this conn
try you could buy a 0100 acre
certificate for 1 > The corh
ficate required that you go and
locate it
This man Jot Gunter got into
that and he formed a partnership
with an Illinois fellow
named Munson He got Mun
son to go to his friends in Illinois
and get them to raise a
hundred thousand dollars to
cates were handled by hanks
buy Texas land The eertifi
at Houston San Antonio and
Austin and they sold them for
whatever they could get Old
Jot went down to Houston
where he had a banker friend
and he told me himself that he
bought all his friend had on
hand Munson went toAustm
and Suiiimcrfield the surveyor
went to San Antonio They all
bought qHwthey could gel hold
of and cleaned them up The
old banker in Houston said to
Gunter Jot I need some certificates
Cant you eontiac
me some more Gunter said
Yes I can get jmi all you
want Gunter wrote out the
contract and the banker picked
up the pen to sign it when h
changed his mind and said I
don t sic why I should sign lln
contraet I can get certificates
all right and I will but 1 don t
see any use in signing this eon
