The Real Estate Facts
By Cheryl A. Marak, Broker
BE READY!
Cheryl Marak, (iHloo, Realtor
Your home is for sale.
You’re excited and ready to
sell, but what will you do
when your agent brings you
an “offer” from serious buy-
ers?
Many sellers flinch at the
Word “offer” believing it
means accepting a lower
price. An offer is merely an
instrument, signed by the
buyers, stating the price and
ing to purchase. The price could
be the asking price, or one that
is lower or higher than the ask-
ing price. Until accepted, it re-
mains an offer, and is binding on
no one. The buyer may withdraw
the offer at any time prior to ac-
ceptance.
Once an offer is received, sell-
ers have three options: 1) accept
it as written, 2) reject it outright,
or ,‘f) make a counteroffer. It is
generally good business to either
accept the offer or make a coun-
teroffer, since rejecting an offer
can put a quick end to an other-
wise potential sale.
An offer that ap|>enrH to reflect,
a low price sometimes provides
the sellers with-greater "net." pro
coeds from the sale This can be
to prepare a “net sheet” pro-
viding an estimate of the
sellers’ proceeds expected at
closing.
When selling your home,
don’t shy away from “offers”.
Ask your agent for a com-
plete explanation of both the
positive and negative ef-
fects, then make an in-
formed, unemotional deci-
sion.
Selling your home will not
happen by accident. Be in-
formed about market condi-
tions, recent sale prices and
available financing, then
choose a real estate represen-
tative to provide a buyer
ready, witling and able to
purchase your home!
terms at which they are will- determined by asking the agent

After last week’s article
was written, listening to my
favorite radio station, I realized I
must make note of an unpleasant
fact about Yahoo! Groups. The
recent abduction of a Pennsylvania
girl from her home by a man in
another state, took place because of
a Yahoo! Group meeting. The
Internet can be a dangerous place,
and Yahoo! Is one of the
companies that does not attempt to
filter out adult material. Other
services also offer similar services,
and there are ways to impact
companies who do not consider
traditional values in their business
plans.
One way to make your
voice heard as a consumer in
regard to media is a new site
named OneMillionMoms.com and
partner site OneMillionDads.com
Joining these groups will enable us
to contact advertisers and
broadcasters who assault family
values by what they support and
air, especially related to television.
Of course, you don't have to be a
mom or a dad to register and be
involved, and there is no cost to
join. Members will receive email
about offensive programming and
be invited to send an email to
sponsors of offensive material.
