Itemized Deductions
by W. G. Johnson, CPA
An important element of
tax planning is the timing of
itemized deductions Item-
ized deductions are of value
only to the extent that they
exceed the “zero bracket a-
mount” in any given year.
The zero bracket amount
($3,4(X).00 for joint returns,
$2,300.00 for single taxpay-
ers and $1,700.00 for mar
rieds filing separately) is
automatically included in the
tax calculations and is not
specifically entered on the
tax return.
If your Itemized deduc-
tions approximate the zero
bracket amount, it may be to
your advantage to group de-
ductioas into the current year
by accelerating payments of
tax deductible items, caus-
ing total deductions to exceed
the zero bracket amount. The
amount by which itemized
deductions exceed the zero
bracket amount reduces cur-
rent taxable income.

Q; ( an a landlord be forced
to replace or repair a floor furnace
that has been declared unsafe by
the gas company?
A: Recently, a law was passed
requiring a landlord, upon notice,
to make diligent effort to repair
any condition "which materially
affects the phy sical health or safety
of an ordinary tenant."
It is important to remember —
_Texas (aw provides that the ten-
ant’s obligation to pity rent and the
landlord's obligation to repair are
independent of one another — in
other words. tenants cannot with-
hold rent if they feel needed
