RENTER'S. REMINDERS
Moving into a now apart-
ment or leaving your present
dwelling'' Make sure you know
your rights and responsibilities
as a tenant. The condition of
the apartment, the lease, se-
curity deposits, and notice of
intention to leave are areas j
that can cause confusion.
Moving in? You can avoid
many difficulties by thoroughly
reading a n d understanding
your lease before signing it. If
you don’t understand some-
thing, ask your landlord to ex-
plain it to you or seek legal
help.
Most leases are of a stand
ardized form, so if yours does
n’t meet vour particular needs.I
ask the landlord to change it.j
This ran be easily done b.vj
merely crossing out the clause!
on the lease you don’t like, and
having your landlord initial it.j
Before moving into an apart-;
ment, you, your landlord, and!
a third party should check it!
out. Make a list of all damages!
and needed repairs, Keep this
list so you won’t be charged for
damages you didn't make when
it‘s lime to move.
Moving out? A basic question
is in what condition are you
expected 1o leave the apart-
ment? Generally, in the con-
dition it was when you moved
in, unless specifically stated in
the lease that you must have!
the rugs shampooed, the drap-
eries professionally cleaned,
etc.
Allowances are usually made
for normal wear-und-tear. You
are expected to make “tenant-;
able" repairs and maintenance i
such as filling holes left when!
pictures are removed or clean-)
ing the oven. Major repairs are
made by the landlord, but you;
must call them to his attention j
Security deposits can cause!
difficulties and misunderstand-;
ings. Unless the landlord
agrees, you should not deduct
your security deposit from youi i
last month's rent. The land-j
lord may hold your deposit on-
ly for actual and deliberate)
damages that you have made i
If he does keep the deposit, im
must provide an itemized list
of damages with the approxi-
mate repair costs. You may:
want to contact your lawyer,
legal aid society, or a tenants’j
rights organization.
Make sure to inform your
landlord when you decide to
vacate. Chec k your lease to see
If it contains the “automatic!
renewal clause." This means'
that if you don’t state in writ-j
Ing 30 days before your lease]
expires that you intend to!
move, your landlord may re -1
new your lease for a period of
time equal to the time it was
originally rented. By law, how-
ever, he must inform you that
be intends to use this provi-
sion at least 30 days before the
lease expires.
Being informed of your
rights arid responsibilities will
make moving in and out much
easier for you.
