. Tip O' Tex has new developments
Tip-O-Tex RV Resort Park will
soon have a food store and RV
parts store. 120-seat
restaurant and a bingo facility
within a stone's throw of the
park residents.
Russel Armstrong, owner and
manager of Tip-O-Tex said the
food store and RV parts store.
Sunrise RV & Food Store, will
open this week. It will carry
groceries, recreation-vehicle
parts, plus camping items and
have propane sales.
Scheduled to open in Novem-
ber. the Center Restaurant will
seat 120 people. Armstrong
said it will be an order-from-
menue restaurant which will
feature broiled foods, baked
foods, plus such items as
Quiches and croissants. There
will also be a bakery, and
besides all the restaurant
baked goods being fresh from
the bakery. Armstrong said
there will be baked goods of-
fered for sale.
Next to the Center Restaurant
will be “Village Bingo”, facility
which will seat 380 people.
Armstrong said it will be thb
only facility in South Texas
designed and built just for
bingo.
Armstrong said Village Bingo
will be operated by non-profit
licensed groups from the area.
He said the Pharr Jaycees will
be one group working with
Village Bingo.
The hall will have electric
bingo boards and television
monitors.
Armstrong said upon com-
pletion. the three projects will
amount to $1 million in com-
mercial development.

tourists in Pharr have arrived.
The survey showed by the end
of November. 34 percent have
arrived; by the end of December
57 percent have arrived; and by
the end of January 97 percent
are here.
The parks contacted con-
curred. Most said by the first of
November, the first group of
tourists are arriving in large
numbers. Most said the second
group then arrives just after the
Christmas holiday season.
A run down of the parks con-
tacted. starting with the two
newest to the area.
Southgate, in south Pharr near
Pharr South and Tropic Star
Park, is under development now.
It will have 90 lots sold in-
dividually for mobile homes. It
will have, the facilities such as
pool, clubhouse, and other
recreation items as other recent
subdivision developments.
Alamo Country Club just north
of Alamo is currently being
developed. It will have mobile
home and patio homes, with
zoning to keep the mobile homes
and constructed patio homes
divided.
When finished, there will be
about 700 lots on 200 acres.
Alamo Country Club said about
85 lots of the 123 lots of Phase I
are sold. Phase II is starting
which will have 251 total lots.
There are currently four homes
built and construction is starting
on several others. There are
also several modular homes in-
stalled.
Pharr South reported only six
lots left of the 383 lots available.
The lots are sold individually.
The park reported it is about
one-third full now and residents
are coming in now. About 18
couples make their home year
round at Pharr South.
Tropic Star Park has 944 RV
lots and 125 mobile lots. All its
spaces are rented.
There are five mobile home lots
left for rent and ample RV
spaces left for rent.
There are approximately 32
couples at the park presently.
The peak month for arrivals is
December.
Winter Haven Park in Pharr
has 227 mobile and RV lots, with
the majority of the lots for
mobile homes. The RV spaces
are full and there are six mobile
lots left. About one-third of the
mobile residents now stay year
round.
Morningside Park in San Juan
has 541 RV and 45 mobile. All
the lots are rented rather than
sold, and there are plenty of
spaces left. About 25 couples
are presently at the park, some
of whom live there year round.
Tip-O-Tex Park has 617 RV
spaces of which six are left for
rent. It has 32 park-unit spaces
for park models or mini-mobiles
and it has 48 mobile lots. There
are four mobile lots left of the 48
and there are about 20 of the
Park-model spaces available.
Tip-O-Tex has space toaddl75
more Park model spaces and will
develop them as they are
needed.
Citrus Bay Village of Pharr is a
family park which allows
children. There are also Winter
Tourist residents there. There
are still about 30 lots left for
sale for mobile homes of the 440
total lots.
At Holiday Village there are 48
RV and 140 mobile home lots.
Most of the lots are filled. By the
middle of November 50 percent
of the lots will be occupied, as
some of the residents stay year
round. The park is considering
expansion.
Paradise Park in Pharr has all
its lots rented. It has 244 RV lots
and 145 mobile lots. Residents
are coming in now, and by the
middle of December one-half of
the residents will be in. The rest
come in after the holiday season.
There are about 60 couples
that stay year round at
Paradise. The park said more
and more of its winter-only
residents are selling their homes
and living year round at the
park.
Pharr HEB Store assistant

presented Mrs. Margaret
Lemaire of Pharr, with a freezer
she won in the HEB drawing.
Mrs. Lemaire said her husband
would fill it with fish and game
in no time.
Mrs. Pat Gilbert of Donna
came to Pharr to shop at the
new HEB store and she’s glad
she did. Mrs. Gilbert won one
of the freezers HEB gave away
to celebrate its grand opening.

Alamo to
annex land

Alamo Commissioners
have approved the move
to annex lands that are
within that citys’ extra-
territorial jurisdiction
(E.T.J.)
The last time the city
made such a move it an-
nexed the Cabana Sub-
division on the Norht
side of expressway 83.
widened Subdivision on
13th Street and Duran-
ta. Ortega Estates on
South Alamo Road, and
Alamo Palms Mobile
Home Subdivision.
The new lands which
the city feels is impor-
tant for the city’s best
interest include Ken
Browning Estates
behind the Cabana Sub-
division. and Green
Valley Terrace as well
as other sites within the
citys’ E.T.J.
The annexation of land
totals to 158.70 acres
which is close to the
maximum limit - under
the law that the city can
annex during the fiscal
year.
This added territory
will make the city of
Alamo responsible for
police protection, water
and sewer lines etc.,
which it alreay had been
doing previously.
These may seem as ad-
ditional revenue for the
city but it is also deter-
mined to be an equal
amount of expenditures
that the city will be
making to protect these
areas.
