In January Mr. Truman had antici-
pated another $2,200,000,000 from this

WASHINGTON. — The Federal
Treasury collected a- record $69,595,-
916,968.36 in taxes last year.
Personal income tax payments ac-
counted for the bulk of the increase,
a treasury collection report showed
today. It covered tax collections on
everything from excess profits to
playing cards in fiscal 1953, the 12-
month period through June.
The total collection was $4,586,331,-
408.71—or about seven percent—more
than in fiscal 1952, but it was not
enough to prevent the treasury from
running up a peacetime record deficit
of $9,389,000,000.
Tops Truman Estimate
Individual income tax collections
accounted for $36,949,860,969.39—or
more than half the total. This was a
$3,471,108,158.40 or 10 percent, gain
over fiscal 1952.
It also was 10 percent more than
former President Truman had antici-
pated before he left the White House
in January.
Corporation tax
A good fence is high enough so
livestock will not reach over it and
is compact enough to keep them from
reaching through the wires. Good
fences are, in the long run, cheap
fences.

tle or no idea of the possible pitfalls
in acquiring a good title when we
buy a home. Many prospective home
buyers’ title difficulties result from
commonly held misconceptions of the
' significance of certain kinds of real
estate papers.
If you can prove your title against
all the world, it is a, good title. If, in
addition, the evidence of your claim
of ownership is contained in proper
public records, it is a good record
title. Ordinarily only a good record
title is salable.
How do you know if you are re-
ceiving a good title to property you
plan to purchase? The safest method
is to have a title examination made—
that is, a careful study of the abstract
and other title evidence.

COLLEGE STATION. — United
States agricultural exports are con-
tinuing to decline and are expected to
total at least one-fourth smaller in
1952-53 than in the preceding year.
This information, says C. H. Bates,
farm management specialist for the
Texas Agricultural Extension Serv-
ice, comes from the U. S. Department
of Agriculture.
Exports for April, the most recent
month of tabulation, were 11 percent
below those for March. The total ex-
ports in April 1953 were $223,535,000
compared to $296,785,000 for the same
month in 1952, says Bates. Among
the commodities showing the greatest
decrease last April were cotton,
wheat and rice, all mighty important
crops in Texas. Butter, pork, lard,
dried eggs and apples were also
listed.
Bates points out that this contin-

Off-hand this may seem a simple
operation. In fact it is not. It re-
quires the interpretation of numerous
deeds, mortgages, wills, court decrees
and other instruments; the considera-
tion of the order in which transac-
tions and events affecting the title
occurred; and the application of
statutes and court decisions to the
various situations disclosed in the ab-
stract.
A free pamphlet containing useful
information on legal and other prob-
lems involved in buying a home has
been prepared by Texas lawyers. To
sources of trouble in real estate trans-
actions to show why the minor ex-
pense of a title examination is justi-
fied .
Many persons sign “earnest money
contracts” believing that they are
mere receipts with no serious impli-
cations. In reality they may specify,
among other things, the kind of title
you must accept.
A “warranty deed” from a respon-
sible seller is comforting to have but
it is a poor substitute for a careful
title examination. A warranty deed
does not guarantee a marketable title.
Moreover, serious title defects may
not come to light until long after the
seller on a warranty deed is dead, has
moved to an unknown address, or is
bankrupt. Even if he is available a
good title is much better than a law
suit.
The fact that the seller has posses-
sion of an “abstract” does not mean
that he owns the property. An ab-
stract is only a history of a title. Pos-
session of an abstract no more indi-
cates ownership of land than posses-
sion of the history of Texas means
that you own the state.
Some purchasers of land feel safe
because the title is being examined at
the time of purchase by an attorney
for the mortgage lenders. This seems
logical but is a dangerous theory.
Mortgage lenders are sometimes will-
ing to accept less than good record
title as security. This is sound busi-
ness for them because, among other
reasons, the chances are that the
mortgage will be paid off so that no
expense in perfecting the title would
ever need be incurred. It is risky
business for you when you are put-
ting your life savings into the pur-
chase.
These are a few of the reasons why
a title examination is an important
safeguard to you. When it is com-
pleted, the attorney gives you a writ-
ten opinion stating his conclusions as
to who owns the land, the defects in
or charges against such ownership,
