To be built in Bay City |
Matagorda Mall is announced
Plans were announced this
week for Matagorda Mall, a new
315,000 square-foot enclosed re-
gional mall to be located in Bay
City.
The full air-conditioned facil-
ity, which is to be anchored by a
65,904 square-foot Wal-Mart pl-
us three other major department
stores, is a project of ALA
Development Company of Hous-
ston. The principals of the firm
areKeat Ayer, Bob Collier and
Russ Richard. Construction plans
call for initial groundbreaking
late this summer, with a comple-
tion date in the fall of 1987.
Phase one of the project calls
for the early opening of Wal-
Mart in the spring of 1987, to be
followed by the opening of the
remaining anchors and some 65
additional retail stores, restau-
rants and theaters in the fall.
MaUgutda Mall will be situa
ted inside the city limits of Bay
City, on Highway 35 east.
area residents must now travel as
Jar as Lake Jackson, Victoria or
Houston for a shopping exper-
ience camparable to what Mat-
agorda Mall will offer.
“After a great deal of resear-
ch, we have finally focused on
Bay City as a substantial popula-
tion center which is already a
magnet city and is centrally
located in our primary market.
Annual household incomes for
the area exceed the national
average by 15%, and projected
population increases say this
area will have over 85,000
households within the next 3 to 5
years. The city is blessed with
aggressive, forward-looking bus-
iness and political leaders, and
we want a role and a presence in
any market which shows that
kind of promise,” a spokes-
person for ALA Development
said in a recent meeting with city
officials.
Area leaders say they welcome
Devdopers say the mall will the project and look forward to

counties, plus parts of Brazoria,
Jackson, Colorado and Fort Bend
counties. Officials point out that
Mayor William Bell pointed out,
"Matagorda Mall will boost the
economy by bringing hundreds of
new johs with it. Wal-Mart alone
estimates their personnel needs
for the new store at 120 people.
Bay City also directly benefits as
recipient of the sales taxes
generated by Matagorda Mall, as
well as the substantial addition to
the city’s tax base.”
Clark Young, Director of Pub-
Utilities for Bay City, noted that
“The planners and developers
have been thorough in their
preparation. They did their ho-
mework and began consulting
with us in the early stages, and
we are satisfied that this is an
outstanding opportunity which
will impact Bay City and the
entire area in a positive way.”
Following a meeting last week
with Developers, Young said,
“ALA Development told us from
the beginning they want to be
good neighbors, and they are
certainly doing their fair share,
both1 financially and organization-
ally to guarantee a successful
venture.”
ALA Development has annou-
nced that Architectonics of Dallas
will be the architects for the
project, and Benchmark Engin-
eering of Houston will provide
the civil engineering services.
Eddie Douglas, of Douglas Real-
ty, Bay City, assembled the
acreage for the real estate
acquisition. The various con-
struction contracts for the project
have not yet been awarded. The
brokerage firm of Crewe Hatte-
ras has been designated as
Matagorda Mail’s exclusive leas-
ing agent.
