The Sportsman 2 zoning approved by the City

On Monday night the Sanger
City Council unanimously ap-
proved a zoning change A Agri-
cultural to B-2 Business District
2 for 4.084 acres of property. The
property is located on 1-35 and
Lois Road East. The rezoning
will allow development of conve-
nience store “The Sportsman 2”
and fueling facility consisting of
10,000 square feet building (2000
SF drive through restaurant and
an 8,000 square feet convenience
store), 8-regular gas pumps, 5 sep-
arate diesel pumps, and 2 - sep-
arate canopies. The site will also
contain an approximately 1000
+/- SF stand alone, 2-bay tire
shop.
Sodhi & Rai, Inc., submit-
ted the application. They are the
owners of the original Sportsman
in Sanger, located on the corner
of 5th Street and Chapman Drive.
They will subdivide the property
to allow future development on
remainder of the lot(s). The exist-
ing structure will be demolished.
That structure is the vacant KT’s
Adult Video Store that opened in
the late 1980’s. In the 70’s it was a
Nickerson Farms.
Nickerson Farms was an
American roadside restaurant
franchise. The first Nickerson
Farms to open was in December
of 1967 in Eldon, Missouri. It
was started by a former Stuckey’s
franchise who did not agree with

storms with flash flood-
ing causing a stretch of
Interstate 35 to close
and tree limbs littering
residents’ yards.
The evening
thunderstorms brought 3
inches of rain in Sanger
within an hour, which
caused the flooding, said
Denton County Emer-
gency Services Coordi-
nator Jody Gonzalez.

With this past weekends storm dam-
age City of Sanger crews are working dil-
igently to stay on top on limb and brush
removal. “We are asking for your patience
as we work the town as well as placing
limbs and brush as neatly as possible to
help us get it chipped as quickly as pos-
sible,” said Jennifer Shumate of the City
of Sanger. “Crews will be out in town
each day for the next few weeks so please
excuse the traffic interruptions and noise
these may create as we clean up. We will
do our best each day to let you know what
area they will be in.”
Below is the tree limb ordinance just for
your records. Please remember that during
this storm clean up some of these will be dis-
regarded (such as the time limit on chipping).
Always remember you can get your address on
the limb list (year round) by downloading the
app - Sanger Solutions.
The City of Sanger Parks and Recreation
Department offers free chipping of tree limbs.
Limbs are *usually* chipped on Wednesday’s
and you must be on the chipping list to be
picked up. (Chipping is weather and time de-
pendent.)
