Why? Investing your
money in almost any instru-
ment other than a passbook
savings account could allow
you to reap enough interest to
make your monthly payments,
and you will still have your
savings when the house is
paid for.
Or, if you decide to move,
you can use your mortgage to
help sell the house by offering
a loan assumption to a
potential buyer.
Check with your lender to
determine whether your loan
can be assumed at the same
rate it now bears, and inquire
about fees and points to be
paid upon such an assump-
tion. A real estate broker also
can help you find the answers
to these questions.
CHECK INSURANCE
COVERAGE BEFORE
REMODELING
Homeowners who under-
take remodeling or other
home improvements should
be certain to check on their
insurance coverage.
There are three types of
coverge to check on. Liability
coverage protects you if
persons are injured or their
property damaged. Dwelling
coverage protects the actual
structure against fire, wind-
storms and explosions. And
personal property coverage
protects furniture, art work,
stereo equipment and other
items.
Also, be sure your
contractor is adequately in-
sured in case of any
construction-related accidents.
For large jobs, ask to see the
contractor’s certificate of
insurance. Check it for
workmen’s compensation and
public liability. For small jobs
that enlist the aid of a
neighbor, check your own
liability coverage.
You should have at least
$100,000 worth of coverage.
Update your dwelling cover-
age. It is possible your newly
remodeled or expanded home
might be destroyed and leave
you unable to replace it.
ENERGY EFFICIENCY OF
OLDER BUILDINGS OFTEN
HIGH
Just because your home is
old, does not mean it is not
energy efficient. In fact, many
older buildings have inherent
energy-saving physical fea-
tures and devices that
contribute to good thermal
performance.
Studies by the department
of energy show buildings with
the poorest energy efficiency
are those built between 1940
and 1975. Many older
buildings were found to use
less energy for heating and
cooling, possibly because they
were generally built with a
well-developed sense of physi-
cal comfort and because they
maximized the natural sources
of heating, lighting and
ventilation.
An owner of an older
building still may wish to
undertake certain measures to
improve the thermal efficiency
of the building - including
weatherstripping, caulking,
adding insulation, insulating
ducts and adding trees or
awnings to block direct
sunlight.
